  • ๐Ÿค” MAYBE Cash flow is near break-even OR cash-on-cash return is between 4โ€“8%. Could work depending on appreciation potential.
  • ๐Ÿšซ AVOID Monthly cash flow is negative AND cash-on-cash return is below 4%. The numbers don't work โ€” move on.

๐Ÿ“– Key Terms Explained

  • Cash Flow Money left over each month after paying all property expenses. Positive = you profit. Negative = you lose money monthly.
  • Cap Rate (Capitalization Rate) How much income a property generates relative to its price, ignoring financing. Useful for comparing properties. 5โ€“8% is generally considered good.
  • Cash-on-Cash Return Your annual cash flow divided by the cash you actually invested. This is your real return on investment. Aim for 8%+.
  • NOI (Net Operating Income) Annual income minus operating expenses, before mortgage payments. Used to calculate cap rate.
  • Vacancy Rate The percentage of time your property sits empty. Even great properties have some vacancy between tenants.
